Etowah Village is back with a different name

 The proposed mixed use project formerly known as Etowah Village is back on the table. This time it's being called Dawson Village. The plan calls for 288 apartments and 653 single family homes with lot sizes ranging from 4800 to 7200 sq ft.  A fire station was mentioned in the letter of intent submitted to the Planning Department but it's unclear if it will be a donation or just an option for the County to purchase the land. 

Several people have asked me if the previous developers, Yong Pan and WePartner, are behind this rezoning application. The short answer is, I don't know. The previous developers are not named on the application or site plan. However, their corporation named Dawson Village Partners, LLC was renewed this year. In addition, there are similarities between the previous site plan and new site plan. The application and site plan leave a lot of room for flexibility and lack specific details which point to speculative zoning.  If that's true, there's no way to know who will develop the property or what the project will ultimately look like. The current applicant, Fox Creek Properties, LLC is part of a joint venture called Mitigation Resource Group LLC which owns 193 acres on Etowah River Rd. That parcel was part of the original Etowah Village Plan. 


There will be two Public Hearings on this rezoning request:

Planning Commission - August 18th at 6:00pm

Board of Commissioners - September 17th at 6:00pm
