Etowah Village is back with a different name

The proposed mixed use project formerly known as Etowah Village is back on the table. This time it's being called Dawson Village. The plan calls for 288 apartments and 653 single family homes with lot sizes ranging from 4800 to 7200 sq ft. A fire station was mentioned in the letter of intent submitted to the Planning Department but it's unclear if it will be a donation or just an option for the County to purchase the land. Several people have asked me if the previous developers, Yong Pan and WePartner, are behind this rezoning application. The short answer is, I don't know. The previous developers are not named on the application or site plan. However, their corporation named Dawson Village Partners, LLC was renewed this year. In addition, there are similarities between the previous site plan and new site plan. The application and site plan leave a lot of room for flexibility and lack specific details which point to speculative zoning. If that's true,...

1,400 new homes proposed for Dawson County

288 Apartments and 1,124 single family homes are proposed in two rezoning requests scheduled to go before the Planning Commission on October 20th at 6:00pm. Public Hearings take place at 25 Justice Way in the 2nd floor Assembly Room . 1. ZA 20-08 was submitted by Fox Creek Properties. They seek to rezone 520 acres at GA 400 and Lumpkin Campground Rd to Mixed Use Village. The applicant does not own the property and does not plan to do the build-out. If the zone change is approved, Fox Creek Properties plans to purchase the property and market the various pods to builders such as Lennar, as mentioned during the August Planning Commission meeting. This is the site of the previously proposed Etowah Village. The project is slated for 288 apartments, 941 single family homes, a 28 acre space for future light industrial or medical offices, 55,800 square feet of retail/service/restaurant space, 125 room hotel and a 4 acre parcel set aside for the county to build a fire station....

Etowah Village: Avalon or Asian Village Atlanta?

The proposed Etowah Village project is back on the table. A new rezoning application was submitted on August 8th - less than a month after the withdrawal of the previous application. A copy of the withdrawal request and the amended application can be viewed here (see pages 12-32). So what's the plan for Etowah village? While Etowah Village is often compared to Avalon in Alpharetta, Dawson Village Partner's President, Yong Pan, is known for his attempt to develop Asian Village Atlanta in Gwinnett County. A rezoning application submitted in 2006 reveals similarities to the proposed Etowah Village application submitted to Dawson County earlier this year. Both proposals included Chinese Gardens, a Chinese Cultural Center, museums and a Preforming Arts Center.
